This article outlines the 11 questions to ask when buying a house. Each reason is listed in turn and then discussed. The specific reasons why that we focus on in this article are: has the house been damaged by fire or flood, is there a home owners fee, has the home had any remodeling done, has the home been vacant or tenant occupied, has there been any crimes in the neighborhood, what condition is the roof in, is there rear access, have you ever had any termites, what kind of windows are there, are the appliances energy efficient, and is the home gas or electric.

Here I have listed some of the main questions to ask when buying a house. These questions are not in any specific order. They are just good questions to ask when buying a house. Let’s look at each in turn and see what benefits are associated with each reason:

Reason #1: Has the house been damaged by fire or flood?

Benefits: The reason for this question is just like a car that has been involved in some type of major accident, a home can suffer the same thing. The home may not have been returned and repaired back to the original standards. This type of poor quality repair my not be noticeable to the average person.  This is why it is a good idea to ask the question. Don’t forget to make sure that you ask this about any other structures that are not attached to the home, detached garage, pool, etc.

Reason #2: Is there a home owners fee

Benefits: Local boards, homeowner’s associations and assessment districts can have extensive powers to collect dues, charge fees, set fines and otherwise dictate or limit how owners can use or modify their property. Some entities can even levy taxes in some states. Find out who’s in charge and what the rules are before you buy a home that’s governed by a quasi-private board or association.

Reason #3: Has the home had any remodeling done

Benefits: While many older homes may have been attractively remodeled, un-permitted modifications or additions might not comply with local building codes. Some authorities can force homeowners to bring improvements up to code or even dismantle those that were made without the proper permits. If the home was remodeled with permits, ask for copies of the permits and any inspection reports or approvals.

Reason #4: Has the home been vacant or tenant occupied

Benefits: If the home has been vacant or if tenants or renters have lived it it recently, this could be an indication of a not well maintained piece of property.  Most of the time repairs may and can be of lower quality.  This is a good question to be asking.

Reason #5: Has there been any crimes in the neighborhood

Benefits: There are really very few area’s that are completely crime free. But now there are some neighborhoods that have a tremendous amount of crime. This would be a major concern. If there is car jackings in the neighborhood, you may not want to convert that garage. Trespassers is another problem when the kids are outside.  This is just a couple of examples.

Reason #6: What condition is the roof in

Benefits: Roof repair can become a major expense. Knowing that the roof has been recently replaced and is under a warranty can save a lot of money. A home inspection will let you know the condition of the roof and if repairs are needed before closing.

Reason #7: Is there rear access

Benefits: Many homes being built today don’t have rear access. This would be for campers, boats, etc.  There is also some neighborhoods that don’t allow these items in the front yard, side yard or in the street.  If you don’t have rear access and you have these items you are going to need to store them away at a separate place and the will cost you extra money.

Reason #8: Have you ever had any termites

Benefits: These pest can destroy a home in quick order. If termites have been present in the past, then a continuing program to make sure they don’t return is a must. Also a termite warranty and termite inspection are a must prior to closing.

Reason #9: What kind of windows are there

Benefits: Do you have energy efficient windows. Are the windows double-pane, single-pane. With single-pane windows you are going to be wasting a lot of your energy right outside in the winter and summer. This will cost extra money. Knowing this in advance, give you piece of mind and also lets you know of a future expense to upgrade the windows down the road.

Benefits: Here is another cost saving item. Old appliances waste a lot of energy when compared to the newer equipment. It is your choice on what to do if the home has old appliances.

When you decide to sell your home you should immediately begin referring to it as a house. You’ve become emotionally attached to this place and it’s now time to say goodbye. Start detaching yourself by making some changes that will help you with the sale of the house.

You probably have accumulated a lot of clutter over the years. This must be the first step.

1. Unclutter your home. Start in the basement and either throw things out or rent a locker off premises to store it until you move but prospective buyers need to see what the house looks like behind all your stuff. This means going room to room and clearing everything out that makes it look junkie and disorganized.

2. Neutralize the personal nature of your home. You may love the native tapestry on the living room wall from Bora Bora but I’ll guarantee 95% of your prospects will have it on their mind when they leave your home and not in a good way. Knick knacks and generally all things that you’ve previously enjoyed should be stored away until after the sale, that includes grandma’s spoon collection that takes up half a wall in the kitchen. Replace these things with neutral items like picture frames or vase with a simple arrangement.

3. Minor cosmetic work. Once you remove the clutter you will see all the things that you’ve been meaning to get to over the years. Painting where necessary, new carpet/s, moldings repaired, cracked plaster and re-taping/ repairing drywall. When making these improvements think neutral colors for any coverings be it paint or carpets. If you have hardwood floors sand them and finish them. Area rugs can look amazing. Whatever you do, don’t over do it. Try and think like a buyer.

4. Hire a professional cleaner. Once you have the house cleared you should hire a professional cleaning crew to wash the walls, windows, work over the kitchen and bathrooms, clean the floors and shampoo all carpets that don’t need to be replaced. Your house should be spotless and kept this way for the duration.

5. Staging each room. If your rooms are smaller rearrange the furniture to make the room look bigger. For example removing some furniture is better than having too much cramped in. Set your furniture up in conversation pit style. Like a gourmet coffee house, make it cozy. Pull couches away from walls to give the appearance of depth. Remove wall clutter, one or two pictures but no more. Generally make it look inviting.

6. Kitchen and bathrooms. These are the most important rooms in your home to a buyer. Make sure they are impeccable. Plumbing fixtures should be working properly and look like new or they should be replaced. Use a good cleaner or even a metal polish to make them gleam. Showers and tubs need to be spotless! Sinks and vanities need to be pristine and uncluttered. Kitchen cupboards should be orderly, doors opening and closing properly, drawers the same. I can’t stress enough how important these two rooms are to your potential outcome.

7. Doors and windows. First thing prospects see when they walk in your home is a door. Make sure its painted or cleaned up and that it will open and close properly. This goes for screen doors as well. Often screen doors are a problem people let go. Not anymore. Windows should all be cleaned and be sure if someone wants to open them that they work properly. If they have been painted closed as is the case with some older homes, now is the time to get them to open. Do whatever it takes.

8. Garages and workshops. These are the second most important areas. Again remove all clutter from the garage and make it accessible so you can actually park your car in it! As for the workshop, try and organize it so the handy person prospect will appreciate what they can do with their “new shop” when they move in. It’s all about your prospect picturing themselves in your house.

9. Family effort. Everyone in your family needs to be on board with the presentation of the house. This means your kids need to buy into the project and keep their rooms tidy. Bribe them if you need to but everyone has to help maintain the appearance of the entire house.

10. Odors and pets. Wow, is this ever important. If you have pets only you really love them. When you walk into a house with dogs or cats you immediately smell them, especially if you don’t have your own. Keep litter boxes fresh and clean daily. Restrict your animals if at all possible to certain areas of the home until after the sale. Vinegar and water will do wonders when you clean their areas every other day until the sale is complete, and top it off with effective air fresheners wherever you need them. Vacuum often with carpet fresh powders two or 3 times a week.

This sounds like quite a bit of work and it is. Try and remember that by following these tips you could easily add five to ten thousand dollars to the sale price of your home, maybe more. A little elbow grease now will be a solid investment when I need to sell my house.

1.  You’re paying for someone else’s mortgage payment. You’re missing out on the appreciation that the property gives to the landlord. Appreciation is a term used in accounting relating to the increase in value of an asset, which means in real estate terms, added value to the property. Over the past five years, houses appreciated significantly, making many new real estate investor multimillionaires.

2.  Renters don’t get to freeze their monthly housing expenses like home buyers can. Of course, many home buyers get mortgage payments with adjustable interest rates and their payments go up over time. However, these payments will not go up over the long term like rising rents. Just think about how much an apartment costs today compared to ten years ago. A two bedroom apartment in Lake Elsinore, California leases for $1,000 today. Rio Rancho Real Estate Market, Better than Most

As most of  us know the real estate market is not too good.  But the Rio Rancho real estate market seems to be hanging in there.  Located in New Mexico, the Land of Enchantment, the housing market has not been hit with that bad of a downturn.

How do I know this, I just had my house appraised and the appraisal came in right where it should have.  Maybe not as high as it could have been a couple year’s back, but still very good for a real estate market that I hear and read is just terrible.

Now I know there has to be some area’s of New Mexico that has been hit worse than Rio Rancho, but I don’t know where those cities are.  Maybe Albuquerque or Las Cruses or up north in Farmington, but I don’t know for sure.

What I do know is the Rio Rancho real estate market is doing just fine.  I see houses for sale in my neighborhood go up for sale and in a couple month they have a sold sign on them.  I would imagine that pricing the homes has a lot to do with the sale.  Rio Rancho homes for sale where I live are also doing good and I don’t see this big market downturn that I hear and read about.

So the Rio Rancho real estate market is doing better than other parts of our great nation and I should not complain.  New Mexico is a great place to live and raise a family.  Low crime, good schools and more, makes the land of enchantment just great in my book.
